When to Replace Dock Pilings

Updated 2026-09-25 · JP Williams Construction LLC

The short answer

Replace dock pilings when they’re rotted or hollowed at the waterline or mudline, eaten by marine borers, cracked, leaning, or when the dock has started to wobble. Failing piles are the most common reason an older dock feels loose. Replacing them, often without rebuilding the whole dock, makes it solid again.

What are the signs a piling needs replacing?

  • The dock moves or wobbles underfoot.
  • Piles are soft, hollow, or visibly thinner at the waterline or mudline.
  • Marine borer damage — small holes or an “hourglass” shape where the pile has been eaten away.
  • Cracks, splits, or broken piles after a storm or ice.
  • Piles leaning out of plumb, or pulling away from the dock framing.

Can pilings be replaced without rebuilding the dock?

Often, yes. We can pull and replace failing piles under an existing dock or bulkhead and tie the structure back into the new ones. If the framing and decking are in good shape, that’s far less expensive than a full rebuild.

How are new pilings installed?

Piles are driven or jetted to the depth the bottom and the load require. The back-bay bottom is soft, so depth matters. A pile that’s too short loosens under a dock, and especially under a boat lift.

What about pilings for a new home?

Many new and elevated homes on the barrier islands sit on driven foundation pilings. After a house demolition, we can drive the new foundation piles so the lot is ready for the builder.

Common questions

How long do dock pilings last?

It depends on material, exposure, and marine borer activity. Regular inspection at low tide is the best way to catch a failing pile early.

Do you offer piling inspections?

Yes — we offer free inspections of failing piles and give you an honest recommendation.

Do I need a permit to replace pilings?

Often yes, depending on the structure and location. The property owner obtains the permits, and we help you through the process.
