Floating vs. Fixed Docks on the Back Bay
Updated 2026-09-25 · JP Williams Construction LLC
The short answer
A fixed dock sits on driven pilings at one height. It’s rock-solid, low-maintenance, and the standard for most back-bay homes. A floating dock rides up and down with the tide, so the step down to the water is always the same, which suits kayaks, jet skis, and big tidal swings. Many homes use a fixed dock with a floating section attached by a gangway.
How do floating and fixed docks compare?
| Fixed dock | Floating dock | |
|---|---|---|
| How it works | Deck framed on driven pilings | Modular floats held by piles or anchors |
| At low tide | Bigger step down to the boat | Same height above water at any tide |
| Feel underfoot | Rock-solid | Stable, with slight movement |
| Best for | Most boats, lifts, entertaining | Kayaks, PWCs, big tidal swings |
| Boat lift | Easy to add | Usually paired with a fixed section |
When is a floating dock the better choice?
If you launch kayaks or paddleboards, keep jet skis, or your slip goes very shallow at dead-low tide, a floating dock keeps the water within easy reach all day. We’re an authorized EZ-Dock dealer and installer, so we can set modular floating docks, ramps, and PWC ports that ride the tide.
When is a fixed dock the better choice?
For most back-bay homes with a boat, a fixed dock on properly driven pilings is the long-term workhorse. It’s the natural home for a boat lift, handles heavy foot traffic, and — with composite decking — needs very little upkeep.
Composite or wood decking?
Composite costs more up front but skips the splinters and annual staining and holds its color for years. Pressure-treated wood is the budget-friendly classic. We build beautiful docks in both.
Do I need a permit for a new dock?
Almost always. Docks in man-made lagoons can often use NJDEP’s General Permit 15, and you may need a tidelands license. You obtain the permits — we help you through the process. See the NJ dock and bulkhead permit guide.
Common questions
Are floating docks good in tidal water?
Yes — floating docks rise and fall with the tide, so the step to the water stays the same all day. They’re a great fit for the South Jersey back bays.
Can I add a floating dock to my fixed dock?
Yes — a common setup is a fixed dock with a floating section connected by an aluminum gangway.
How much does a dock cost?
Dock pricing depends on size, decking, the number of piles, and add-ons like lifts and gangways. We give a clear, itemized estimate after a free on-site measure.
